Epoxy Floor Coatings for Warehouses: What You Actually Need to Know

Warehouse managers in Burnaby and Metro Vancouver ask about epoxy floor coatings regularly, and most of the questions are variations of two themes: "What does it actually cost?" and "Will it hold up?" Both are reasonable questions, and both have answers that depend heavily on what you're starting with and what you're expecting from the system. This guide covers what you need to know before you call a contractor.

Epoxy System Types for Warehouses

Not all "epoxy floor coatings" are the same product. The category includes water-based epoxy (low solids, easier to apply, lower chemical resistance, lower cost), solvent-based epoxy (higher solids, better adhesion, VOC-heavy), 100% solids epoxy (no solvent carrier, maximum film build per coat, highest performance), and polyurethane or polyaspartic topcoats (often used over an epoxy base for UV stability and final wear resistance). For a standard warehouse in Burnaby, the correct base specification is a 60–70% solids water-based epoxy body coat over a penetrating epoxy primer, with a polyurethane or polyaspartic topcoat in high-traffic lanes. 100% solids systems are the right choice for food processing, pharmaceutical, and chemical-exposure environments.

Surface Preparation: The Make-or-Break Step

Epoxy bonds mechanically to concrete, not chemically. The concrete surface must be profiled (roughened) to a minimum CSP 3 (Concrete Surface Profile 3 per ICRI guidelines) for most warehouse epoxy systems. This means shot blasting or diamond grinding — not acid etching, which is insufficient for heavy-duty industrial applications. Any oil contamination from forklift traffic, hydraulic leaks, or previous equipment must be removed completely with degreaser before the epoxy primer goes down; oil-contaminated concrete will cause adhesion failure within months of the coating installation.

Moisture in the slab is the single most common cause of epoxy failure in BC warehouses. Concrete slabs on grade in Metro Vancouver's climate are often at or above the 75% RH threshold that triggers epoxy adhesion concerns. We test with an in-situ relative humidity probe (ASTM F2170) before specifying or applying any epoxy system. If moisture exceeds threshold, a moisture-tolerant epoxy primer or a moisture vapour barrier is specified before the body coat.

Cure Times and Operational Scheduling

Standard water-based epoxy warehouse systems require: 8–12 hours before foot traffic (at 20°C), 24–48 hours before light wheeled traffic, and 5–7 days before full chemical resistance and heavy forklift traffic. 100% solids systems have similar foot traffic windows but achieve mechanical resistance faster.
