Site Walkthrough & Written Scope

Surface Prep & Prime
This is where we spend most of our time and where most jobs fail when it's skipped. Pressure washing, sanding, caulking, patching, and priming every surface to manufacturer spec before any finish coat goes on.

Production Painting & Quality Walk

Full phased exterior painting programs for strata corporations in Burnaby, Coquitlam, and New Westminster. We provide colour samples for strata council review, written phased schedules by building section, and progress documentation for owners. Prep includes full pressure washing, crack injection where needed, elastomeric waterproof primer, and two finish coats of 100% acrylic. Warehouse & Distribution Centre Interiors
High-production interior painting for warehouses from 10,000 to 500,000+ sq ft. We use commercial-grade airless spray equipment that covers large square footage efficiently without the cost of brush-and-roll rates. Manufacturing plants, food processing facilities, and heavy industrial buildings require coatings that hold up to chemical exposure, washdown cycles, and forklift traffic. We apply epoxy floor systems, epoxy-amine wall coatings, Dex-O-Tex traffic membranes, and intumescent fire-retardant topcoats. All products are specified to the substrate, the chemical exposure profile, and the cleaning cycle — not just whatever we happen to stock.
Heritage & Designated Building Restoration

How We
Actually Paint
Coating selection and surface prep are where most commercial paint jobs fail or succeed. Here's what we do and why.
Surface preparation is at least 60% of a commercial paint job's lifespan. Before any coating goes on, we pressure-wash all exterior surfaces at minimum 3,000 PSI to remove chalk, biological growth, salt deposits, and surface contamination. On concrete and masonry, we follow up with a pH-neutralizing rinse where old alkali bleed is present. Failing caulk at window perimeters, expansion joints, and penetrations is removed entirely and replaced with commercial-grade polyurethane or silicone sealant — never caulk painted over old caulk, which is one of the leading causes of premature coating failure on BC buildings.
For commercial exteriors in Metro Vancouver's climate, we spec 100% acrylic elastomeric coatings on stucco and EIFS. Elastomeric formulations from Benjamin Moore's MoorElastic line, Sherwin-Williams' Loxon Elastomeric, and ICI Dulux commercial grades stretch with the substrate through thermal cycling, bridge hairline cracks, and provide a Class A breathable waterproof membrane. On smooth concrete tilt-up and concrete block, we use a penetrating masonry sealer or epoxy block-fill primer before applying a finish system rated for the exposure. Metal substrates — steel framing, aluminum cladding, hollow metal doors and frames — get a DTM (direct-to-metal) alkyd or waterborne epoxy primer before any topcoat, because skip-priming metal in a coastal climate is how you get rust bleed-through in 18 months.
Interior commercial coatings are selected by substrate, traffic exposure, and air quality requirements. Occupied office spaces get zero-VOC or ultra-low-VOC waterborne formulations — typically Benjamin Moore Natura, Sherwin-Williams Harmony, or equivalent — that meet LEED v4 EQ Credit thresholds and GREENGUARD Gold certification. High-traffic corridors, stairwells, and washrooms get semi-gloss or gloss sheen levels for scrub resistance, applied at the correct dry-film thickness specified by the manufacturer. Warehouse walls and concrete floors get industrial epoxy systems: typically a two-part 100% solids epoxy with broadcast anti-slip aggregate in wet or high-traffic zones, or a water-based epoxy-amine for occupied spaces that can't be taken offline for extended cure times.
We use commercial Graco and Titan airless spray equipment for large-area applications, which delivers consistent mil thickness and covers commercial square footage at a fraction of the time brush-and-roll takes — without sacrificing finish quality on smooth surfaces. Texture matching on stucco and EIFS repairs is done with matching aggregate and density, not just paint. We document mil readings on industrial coatings projects and can provide third-party inspection coordination on projects that require it.
All job sites are run in compliance with WorkSafeBC Part 4 (General Hazard) and Part 26 (Diving, Blasting, and Painting) regulations. Spray operations in enclosed areas use supplied-air respirators or approved half-mask respirators with organic vapour/P100 cartridges, and we monitor and control overspray with appropriate masking, sheeting, and containment.
